The eastbound lane at the intersection with Valley Parkway has been poured; the westbound lane will be paved on Monday, June 30.

The eastbound lane at the intersection with Buffalo Bend will be poured on Thursday, June 26, and the westbound lane will be paved on Thursday, July 3.

Babbling Brook paving is divided into several phases:

• Paving is complete on the westbound lane from Buffalo Bend to Silver Cloud.
• The eastbound lane is covered with Flexbase and will be poured on Friday, April 4.

• The left half of the Cul-de-Sac has concrete poured and the cul-de-sac is open to traffic.
• The right side of the cul-de-sac will be poured today, Tuesday April 1. Driveways will be poured by Monday, April 7.

The Eastbound Lane of Babbling Brook is covered with Flexbase and the contractor will begin preparing the subgrade on the Westbound lane by Wednesday, April 2.

The contractor will start removing the asphalt from the road starting April 7 and preparing the subgrade. This task will take one week. Access to houses will be provided to the residents.

02/25/2025 Construction Updates

Spring Creek Ln.

The road and block-outs have been paved up to the eastern intersection with Wanderlust. However, the proposed water line still needs to be connected to the main water line at S Valley Pkwy, which has delayed the paving of the final portion of Spring Creek Ln.

This water connection is scheduled to be completed on February 27, 8 a.m.-4 p.m., during which time the water line at S Valley Pkwy will be shut down. This will temporarily interrupt water service to homes on Spring Creek Ln. Affected residents will be notified in advance via door hangers.

Additionally, one lane of S Valley Pkwy at the intersection with Spring Creek Ln. will be closed until the work is fully completed. Once the water connection is complete, the City will conduct water line testing before the contractor can proceed with paving the remaining section of Spring Creek Ln. Updates on the timeline will be sent via email.

Babbling Brook Dr.

The utility work on this street is divided into two phases:

1. Buffalo Bend Dr. to Silver Cloud: The water line is complete, and the sewer line is expected to be completed by February 25. The water line will be tested on March 5, after which the contractor will install flexbase on both lanes to make the road drivable and open to the public.
2. Silver Cloud to Babbling Brook Dr.: The main water line installation will be completed by the end of the day today (February 24), with service installations to follow. The proposed water line is scheduled to be connected to the existing main line at S Valley Pkwy on March 13. This installation will require the closure of one lane at the intersection of S Valley Pkwy and Babbling Brook Dr. After the utilities are installed and pass the required tests, the paving crew will begin preparing the roads for paving. Additional information regarding the schedule and traffic control plans will be provided as it becomes available.
3. Silver Cloud Circle: The water line has been installed, and the sewer line is scheduled for installation from February 25 to February 28. Once all utilities are installed and tested, the paving crew will begin preparing the subgrade.

Babbling Brook Ct.: The water line has been installed, and the sewer line is scheduled for installation from March 3-5^. Once all utilities are installed and tested, the paving crew will begin preparing the subgrade.

Little Fawn Ct.: The water line will be installed in the week of Feb. 24. The sewer line is anticipated to be installed on March 24-28. After all the utilities are installed and tested, the paving crew will prepare the subgrade.

General Notes:

An offsite sanitary manhole has overflowed at the intersection of Buffalo Bend Dr. and Babbling Brook Dr. The City is actively working to repair it and clean up the road. Currently, both northbound and southbound lanes are closed at this intersection. The repair is expected to be completed today, and the road should reopen to traffic by the end of the business day. We apologize for the inconvenience.

The southbound road at the intersection of Buffalo Bend and Wanderlust will be closed from January 2 to January 6 for pavement replacement.

Firewater Cir.: The road and driveways have been fully paved, and the road is now open to traffic. The landscaping crew will be on-site on December 30^th and 31^st, to restore the parkways along the road. The contractor will water and maintain the sod until it is fully established.

Sweet Spring Court: The road is paved and open to traffic. All driveways, except for two, have been paved. The two remaining driveways are scheduled for installation during the first week of January. The landscaping crew will be on-site on December 30 and 31 to restore the parkways along the road. The contractor will water and maintain the sod until it is fully established.

Spring Creek Ln.: All utilities and services have been installed and tested. At the intersection of Spring Creek Ln. and S Valley Pkwy, the water line still needs to be connected to the main line on S Valley Pkwy. The contractor will excavate to locate the existing water line on Thursday, January 2. One lane on S Valley Pkwy at the intersection with Spring Creek Ln will be closed on January 2 and 3. Further updates regarding the water connection will be provided.

Subgrade will be installed on the eastbound side of Spring Creek Lane on December 30 and 31. Paving is scheduled for the first week of January.

Babbling Brook Dr.: The contractor is working on the manhole at the intersection of Babbling Brook and Buffalo Bend today, resulting in the closure of the northbound lane at this intersection. By the end of the day, the contractor will compact the soil, install the flex base, and open the road entirely till after the holidays.

The northbound Buffalo Bend needs to remain closed at the intersection with Babbling Brook Drive. The contractor will compact the road further tomorrow to ensure it is drivable on both sides once the soil dries out, allowing traffic to fully resume on both sides.

The utility trenches on both sides of the road have been compacted. However, since Spring Creek has not yet been paved in concrete, please avoid using this road unless you reside on Spring Creek and follow the provided detours.

The Contractor will set up the advanced warning and traffic control signs at the appropriate locations today and will start staging the construction materials along the City ROW on Monday, December 9, 2024. Residents have been notified about the construction process via paper notices placed at their doors.

The contractor will begin the installation of sewer line at Firewater Circle on Monday, September 16, 2024. Residents have been notified via paper notices placed at their doors. Advanced warning and traffic control signs will be posted at the appropriate locations. 

The contractor has been installing the main water line at Buffalo Bend Dr. and the services to the houses. To perform the testing and connect the line to the City’s network, your water services will be temporarily interrupted on Monday, July 15, between 8 a.m. and 4 p.m.. A notice has been distributed to the houses that will be affected by this disruption.

At Buffalo Bend Dr. eastbound, the main road is scheduled to be paved next week (weather permitting). Following this, driveways will be installed, and the parkways will be sodded. Buffalo Bend westbound is scheduled to start in mid-June right after the completion of the eastbound phase. We'll provide more details as we approach the exact start date.

At Wanderlust Dr., we did encounter several timing delays with the private franchise utility conduits.  These matters have been addressed, allowing the pipe crew to resume installing the sanitary line. We anticipate the construction on the first half of Wanderlust to be completed by mid July.

1. Do you have to dig deeper to make the drainage flow? In some areas yes, in other areas the grade will be reset, or the sediment that has accumulated will be removed, or inlets will  be adjusted. In some cases, nothing needs to be done at all.
2. Can we replace our entire driveway/mailbox/walkway? If you need your private driveway (beyond the ROW Line) to be replaced by Axis Contracting, you need to apply for a residential Flatwork permit through the City’s Building Department at: LINK. Please note, you do not need to apply for a driveway approach permit. Make sure to notify the Building Department that you only need to replace the driveway on your private property, which will be tied into the driveway approach that has already been installed through the City’s project. 3. Will the portion of the replacement driveway/walkway match what is there currently? Possibly. For residents with plain concrete, generally yes, except new concrete is typically a lighter color than older existing concrete surfaces. For residents with specialty concrete or exposed aggregate, no. It is impossible to match these types of walkway or driveway surfaces exactly.  There is no easy way to perform the reconstruction and we understand that this is stressful for all involved, and we thank you for your patience and cooperation.
