Old Town Building Requirements
As interest in Old Town development began to increase in the late nineties, City planners saw the need for a unique development code specific to Old Town. In 2003, the Lewisville City Council passed the Old Town Development Ordinance. The document seeks to preserve the architectural character of Old Town, allow more flexibility with regard to development and encourage mixed-use developments similar to what was historically found in downtowns that predated modern zoning standards.
Old Town Design Review Committee
The Old Town Development Ordinance created a citizen board made up of Old Town stakeholders which review architectural plans for new construction or alterations for existing buildings.

Old Town Zoning
The City of Lewisville has created three new zoning classifications unique to Old Town that allow greater flexibility with regard to the use of property.

What it Allows—Single family residential, duplexes, townhouses and limited multi-family units and accessory buildings
Setbacks: Front—0 feet; Side—6.5 feet; Rear—20 foot for single family & duplexes, 0-6.5 for other uses.
Old Town Mixed Use 2
What it Allows—All uses listed in OTMU1 plus retail & restaurant businesses, all offices & professional service providers, commercial schools, barber/beauty shops, communication towers, gas stations, hotels, mortuaries, movie theaters, movie rental businesses, dwelling units over or accessory to retail or office uses on the first floor Setbacks (for residential units): Front—0 feet; Side—6.5 feet; Rear—6.5 feet
Setbacks (for commercial): Front—0 feet; Side—6.5 feet; Rear—20 feet for single family & duplex, 0-6.5 feet for townhouses & multi-family units, 10 feet for commercial buildings
Old Town Center (only applicable in the Old Town Center District)
What it Allows—office, retail and services uses which are primarily retail in nature
Setbacks: Front—must be zero; Side—none required, the façade of a building located on a lot that adjoins a side street shall be located at the property line.
